The service

Florida Listing Solutions is a limited-service hybrid listing program of Blue Bird Woliver Realty. It is not full-service representation, not a public FSBO board, and not a guarantee that a property will sell. Binding listing terms are in the limited-service agreement you e-sign at Get Started.

Fees and term

Packages are billed monthly (Essential $299, Preferred $449, Premier $849). MLS setup is $249 on Essential and Preferred. Premier has no setup fee. The service fee is billed monthly. Three months paid at signup is 10% off. If the home goes under contract before that listing period ends, the unused amount is credited to contract-to-close. The Supra deposit is separate and is refundable when the box comes back. The service fee is billed on the same day each month. You can cancel anytime, in writing, at least 7 days before the next billing date. Optional add-ons, extra edits, lockbox deposits, and optional contract-to-close. Once the price is agreed, there are two closes. If the buyer has a Realtor, the seller’s side is $3,000. If the buyer does not, both sides follow the fee schedule. Billed at closing, and not part of the monthly service fee. Once under contract, the brokerage handles earnest money, buyer qualification, loan contingencies, inspections, repairs, title, and document compliance. These items are described on Packages and in the agreement. Professional photos that meet our listing standards are paid by the owner unless existing photos are approved. A licensed agent reviews home details so the correct current Florida-approved addenda and disclosures are attached; the seller remains responsible for accuracy. Setup is completed after photos are approved.

Your information

You are responsible for the accuracy of property information, disclosures, and photos you provide. The brokerage is not making independent representations about the property unless a separate contract-to-close agreement is signed.

Call handling

We do not answer listing calls. The dedicated listing number is forwarded to you on every package. Where the MLS offers ShowingTime, showing requests go through it, and the agent must be a licensed subscriber before a request can be made. Property questions are not answered by the brokerage.

Photos

Professional photos that meet our listing standards are required, and you pay the photographer. You may pay $50 for us to research top photographers in your area and schedule the shoot (included on Premier), schedule the photographer yourself, or submit existing photos for approval. AI photo polish is included on Preferred and Premier. On Essential it is an optional $49.99 upgrade and is not added unless you select it. The broker or agent must approve photos before the listing goes live.
