Why us

Serious exposure. One number. You stay in charge.

We prepare the listing and put it in the MLS. You stay in control of the sale and keep the listing commission.

What we do

Buyers search the sites. Their agents search the MLS.

The owner who wants the home seen is not looking for an agent to take over the sale. The home is still entered where both sides look. A buyer scrolling the major sites can find a brokerage listing. The agent driving that buyer around can find it in the local MLS, where that market has one. You do not have to pay that agent for the home to be seen. If you choose to, that payment is separate from the listing commission you keep. If the address is not in a local MLS market, the listing goes in the nationwide MLS instead.

How it shows online

Your home is entered as a professional brokerage listing.

Zillow, Realtor.com, Redfin, Homes.com, Trulia, and the other major sites show it as a brokerage listing. You still set the price and run the sale. Buyer leads that come to the brokerage are directed to you.

Dual MLS

Both systems. Not every package.

Dual MLS means the local MLS and the nationwide MLS. Essential and Preferred do not include it. It can be added in the markets that have a local MLS, including Tampa Bay, Orlando, and Central Florida. Premier includes it where that local MLS is available. It is not available in every Florida market. When both are entered, the home is in the system the local agents search and on the 135+ sites that come with the nationwide MLS.

One number

Every listing call, one professional channel.

We do not answer listing calls. The brokerage number forwards to you. Where the MLS offers ShowingTime, an agent requests the showing there, and ShowingTime confirms the agent is licensed before the request can be made. On Premier, a Supra lockbox lets a licensed agent show without you being home. The brokerage does not answer property questions.

Experience, not a personality site

A Florida broker-owner opened her own brokerage so the listing commission could be structured for the seller. More than $80 million in career sales and 280 transactions sold. The experience of a high-producing listing broker, built into a model that lets the owner stay in control.

The listing file

Correct Florida addenda. Forms kept current.

A licensed agent reviews your home details and makes sure the listing has the correct Florida-approved addenda and disclosures. Documents are updated constantly so the file stays in full compliance.

The close

Optional close. Lock it in when you list.

When you are on a monthly plan with Florida Listing Solutions, you have the option to add our flat fee service that handles everything from contract to closing.
