The listings that expire and the listings that get canceled are usually not short on effort. Owners are trying to keep what they built in the house. More of them are posting the home themselves. In the National Association of Realtors’ 2025 survey, 5 percent of the homes that sold were sold by the owner. Ninety-one percent were sold with an agent. That is the share of completed sales.
The market is sitting between two costs. Rates raised what a buyer pays each month. Values and the cost of owning a home did not come down to meet them. Something in that gap has to give, and it should not have to be the seller’s equity.
I opened Blue Bird Woliver Realty because I did not want to be required to charge 5 percent at the minimum just to take a listing. Some owners still want a full-service listing, and the brokerage offers that. This service is for the owner who wants to stay hands on and keep the equity. They are not licensed. They do not write offers every day. They have a job, and they cannot answer every unknown number in case one of them is a buyer.
What they get is a brokerage listing, facing the market the way an agent listing does. The seller stays in control of the sale and the listing commission. Fifteen years of listing work sits on their side of it: the file, the photos, the sign, and one number that forwards the call. The aim is a home that can sell, with the equity still in the seller’s pocket. No sale is promised.
