The MLS
Local MLS where the market has one. Otherwise the nationwide MLS. You stay in control.

How your home shows
Zillow, Realtor.com, Redfin, Homes.com, Trulia, and the other major sites show it as a brokerage listing. You still set the price and run the sale. Buyer leads that come to the brokerage are directed to you.
Where buyers look
Zillow
210–250 million
Realtor.com
80–85 million
Redfin
50–60 million
Homes.com
30–35 million
Trulia
20–22 million
On every package, when the MLS has the report, a weekly ListTrac update shows where the home is being viewed the most. A listing that is only in the nationwide MLS does not have that same report.
What you get
A listing broker checks the photo order, the remarks, and the missing facts before it goes live. On Preferred and Premier, AI-enhanced images, including twilight, are added to catch a buyer’s attention before the market sees the home.
Buyers decide in seconds. The best rooms lead. You provide the photography. We make sure the listing uses it correctly.
Where the MLS offers it, a licensed agent schedules the showing there. Vacant homes can approve automatically. Occupied homes can require 24 hours. Buyers call the brokerage line instead, and that call is forwarded to you.
On a vacant house, you do not have to be there for the showing. A licensed Realtor shows the home. The key does not come out unless that agent is in the system, and the box records who took it and when.
Included on Premier. Available to be added on Essential and Preferred.
Calls are forwarded directly from the brokerage number to the seller.
A brokerage for-sale sign goes in the yard. Buyers pass a for-sale-by-owner sign expecting a discount, or they see it and never call. The number on this sign is a brokerage number, and the call is forwarded directly to you.
Zillow, Realtor.com, Redfin, Homes.com, Trulia, and the other major sites show it as a brokerage listing. Buyer leads that come to the brokerage are directed to you.
A licensed agent attaches all required disclosures and addendums. You also receive a guide, with recommendations while the home is listed and the steps to take once it is under contract.
When a buyer calls the brokerage number, that lead stays yours. The call is forwarded directly to you. You show the house, and you keep the listing commission. If that buyer has no agent, we can represent both sides for a flat fee. The schedule is below.
Two numbers
An agent who already represents a buyer does not need your cell number to see the house. Where the MLS offers ShowingTime, that agent clicks schedule a showing from the MLS. The request only goes through if the agent is licensed and a member of a board. On a vacant home, it can be approved automatically. The showing details go straight to the agent, and you are notified. Nothing is required of you.
On a home where someone is living, you can require at least 24 hours’ notice. You confirm the time, decline it, or offer another one. That happens in the app or by text, and those messages come from the same number. You are not left guessing whether an unknown call is an agent, a buyer, or spam.
ShowingTime is only for the agent who wants to show the home. A buyer does not book it there. A buyer calls the brokerage number, and that call is forwarded directly to you. If the buyer would like help with the process and the paperwork, that is a flat $3,000. The buyer can pay it, or you can cover it. It is not 2.5 or 3 percent just because the listing brokerage took the call. Writing the offer requires that package.
Save two numbers. ShowingTime, and the brokerage line. You do not have to answer every spam call to find out if one of them is real.
ShowingTime
The agent’s showing.
Vacant homes can approve themselves. Occupied homes can require 24 hours, then a yes, a no, or a different time, by app or text from one number.
The brokerage line
The buyer’s call.
Buyers do not schedule through ShowingTime. They call the brokerage number, and the call is forwarded directly to you. If the buyer would like help with the process and the paperwork, that is a flat $3,000. The buyer can pay it, or you can cover it. It is not 2.5 or 3 percent because the listing brokerage took the call. Writing the offer requires that package.
Vacant homes
A vacant beach house still has to be shown, and you may not be in that town. A licensed Realtor shows the home. The agent who booked it through ShowingTime opens a Supra lockbox, the same box Florida agents already carry. The key does not come out unless that agent is licensed and in the system, and the box records who took the key and when. Included on Premier. An add-on on Essential and Preferred.

Listing review
The review checks that the required disclosures are attached and that the home facts are in the listing before anyone else sees it. A brokerage for-sale sign goes out with the listing. You also receive a guide: recommendations while the home is listed, and the steps to take once it is under contract. This is listing quality control, not full-service selling.
Photo order
Photo order is what stops them, and so are the AI-enhanced images. We do not change the home. We add lifestyle photos so a buyer can picture themselves in the space, from twilight to rolled towels by the pool, a charcuterie board, and bubbles in the tub. Those images are finished before the market sees the home, on Preferred and Premier. You provide the photography.

The commission
The sellers who try to sell the home themselves are usually not looking for less marketing. They are trying to keep the equity. A traditional listing often takes 4 to 6 percent of the sale before that money ever reaches them.
The marketing does not require that trade. An agent still lists the home in the MLS and carries it to the sites buyers already search. The listing commission stays in the seller’s pocket. If you choose to pay a buyer’s agent, that is a separate decision. You stay in control of the sale.
Ninety-one percent sold with an agent.

For sale by owner
109 Via Italia, Panama City Beach, FL
For sale
A buyer opens Zillow and starts scrolling. If the owner posted the home, Zillow leaves it in a separate category. It will not move that listing in with the agent results, and there is no brokerage on the page. The first button belongs to an agent who paid for the lead. The buyer clicks it, and the person who calls is a buyer who already has a Realtor.A home entered by a brokerage sits with the agent listings. The brokerage is on the page, so the buyer can call that number instead of the agent who paid to be there. The call is forwarded to you. You keep the lead, and you show the house. That is the difference. The listing is read before it goes live, the photos are put in the order a buyer should see them, and a brokerage sign goes in the yard. The number on it forwards to you. If the buyer wants a Realtor of their own, that help is a flat $3,000. The buyer can pay it, or you can cover it, instead of a buyer’s agent at 2.5 to 3 percent.
The listing file
A licensed agent reviews the listing documents before the home is live and keeps those documents in compliance. They are the current Florida-approved versions, not last year’s packet. You complete them, and you sign them.
Optional close
You show the house. After the price is agreed, there are two ways to close. If the buyer already has a Realtor, the seller’s side is $3,000. If the buyer does not have an agent, one fee covers both sides, from the pre-approval letter through closing.
