Brokerage
Florida Listing Solutions is a limited-service listing program of Blue Bird Woliver Realty, a Florida-licensed real estate brokerage. The brokerage identity is not hidden. Florida Listing Solutions is the consumer brand; Blue Bird Woliver Realty is the licensed firm.
What we do not do
- Promise that the home will sell
- Provide full-service listing representation under these packages
- Answer property questions for the seller (including on Premier)
- Promise dedicated monthly hours
- Offer dual MLS in every Florida market
- Hold an open house unless the listing agent approves it in writing first
Seller responsibility
Sellers are responsible for the accuracy of information they provide, including pricing, square footage, property condition, repairs, permits, HOA documents and fees, rental status, inclusions, and lead-based paint disclosures for pre-1978 housing. Flood disclosure is required on every Florida real estate transaction — vacant land, condos, and homes. Additional property-type disclosures apply for condominium / HOA and land.
Photos
Professional photos that meet our listing standards are required, and you pay the photographer. At signup you choose: we schedule for you ($50 on Essential and Preferred, included on Premier — we research top photographers in your area and book the shoot); you schedule the photographer yourself; or you submit photos you already have for approval. If submitted photos do not meet our standards, a photographer is still required. The broker or agent must approve photos before the listing goes live. AI photo polish may be applied (included on Preferred and Premier; optional $49.99 on Essential). You retain responsibility for whether images fairly represent the property.
Fees
Monthly package fees are Essential $299, Preferred $449, and Premier $849. MLS setup is $249 on Essential and Preferred. Premier has no setup fee. The Supra lockbox is included on Premier and is a $75 a month add-on on Essential and Preferred. Professional photography is not included and is paid by the owner if existing photos are not approved. A $200 refundable Supra lockbox deposit is required when a lockbox is used, including on Premier.
Call handling
We do not answer listing calls. One brokerage number is on the listing, and the call is forwarded to the owner. Where the MLS offers ShowingTime, an agent requests the showing there. ShowingTime confirms the agent is a licensed subscriber before the request can be made, and the owner gets a text to approve it.
On Premier, the brokerage number is forwarded to you. Nobody here answers the call. A Supra lockbox can be added. Property information is provided by the seller in the listing. The brokerage does not answer property questions or negotiate. An optional live listing-review call with a broker is available at setup. Photo scheduling is included: we research top photographers in your area and book it; you pay the photographer. A for-sale sign is included. Edits and price drops are included.
Required Premier script line: “This is a limited-service listing. Licensed agents show the home through the lockbox when one is on the property. Property information is in the listing. We do not answer property questions.”
Supra lockbox
A Supra lockbox lets licensed Realtors show the home without the owner present. Only agents verified as licensed and in the lockbox system can open it. Every showing is logged. A $200 refundable deposit is required because it is a tracked access device. On Essential and Preferred the lockbox is a $75 a month add-on; on Premier the service is included and the deposit still applies.
Addenda and disclosures
Correct addenda and disclosures are part of the listing. A licensed agent reviews seller-provided home details and attaches the current Florida-approved addenda and disclosures that apply, including flood disclosure (required on every Florida sale — vacant land, condos, and homes), pre-1978 lead paint, condominium/HOA, and land. Forms are updated constantly so the listing stays in full compliance. The seller still completes and signs those documents and remains responsible for the accuracy of the information provided. This is form selection and listing compliance — not answering property questions for the seller and not a promise the home will sell.
Contract-to-close
Florida Contract Solutions is optional. Once the price is agreed, there are two closes. If the buyer has a Realtor, the seller’s side is $3,000. If the buyer does not, both sides follow the fee schedule, from the pre-approval letter through closing. Billed at closing. It is not part of the monthly service fee. We do not set price. The brokerage does not promise that the home will sell.
Flat-fee buyer offer help
Buyer representation is a separate flat $3,000. The buyer can pay it, or the seller can cover it. The brokerage may help the buyer with the offer and the paperwork. The seller still agrees on price and terms. This is not full-service listing representation.
