Process

How it works

You stay in charge of the sale. The listing is prepared, the documents are the current ones, and the calls come to two numbers you can save. The close is separate, and it starts only after the price is agreed.

  1. 01

    You start

Name, phone, email, the address, and everyone on title. If a company is on title, the business name too. The service fee is billed on the same day each month. Cancel anytime, in writing, at least 7 days before the next billing date. The setup fee is waived to start. Three months paid at signup is 10% off. If the home goes under contract before that listing period ends, the unused amount is credited to contract-to-close. The lockbox deposit is not part of that credit. It comes back when the box does.

  2. 02

    The listing is prepared

You pay the photographer. On Essential you provide the description. On Preferred and Premier it is written for search. The photos are put in the order a buyer should see them. A licensed agent checks the listing documents. You sign them. The home does not go live until the photos are approved.

  3. 03

It goes live where people already look

The home goes in the local MLS where that market has one. Otherwise it goes in the nationwide MLS. The nationwide MLS can be added on any package, and when it is, the listing is sent to 135+ sites, including Zillow, Realtor.com, Redfin, Homes.com, and Trulia. It shows as a brokerage listing. You still set the price.

  4. 04

Two numbers, and you know which is which

An agent who wants to show the house uses ShowingTime, where the MLS has it. The agent has to be licensed before the request goes through. A buyer calls the brokerage number, and that call is forwarded to you. Save those two. You do not have to pick up every unknown number to find out if one of them is real.

  5. 05

While it is on the market

You show the house, unless a lockbox is on the door. You answer questions about the house. You negotiate. When you want a change, you email it. Essential includes three edits a month, Preferred eight, and Premier includes them. After that, an edit is $15.

  6. 06

    After the price is agreed

Your side is the signature and a yes or no on repairs. If the buyer already has a Realtor, seller representation is $3,000. If the buyer does not, one fee covers both sides, from the pre-approval letter through closing, and the fee follows the sale price. Billed at closing. Not part of the monthly fee.

On every package

We do / you do

We handle

  • An SEO-written description on Preferred and Premier. On Essential, the description you provide
  • Photos analyzed and placed in the order a buyer should see them
  • The Florida listing documents and disclosures this property requires
  • A for-sale sign
  • MLS entry, then kept active
  • Three, eight, or included edits and price drops, depending on the package
  • A real brokerage phone number
  • ShowingTime for showing requests, where the MLS offers it
  • A weekly ListTrac report of where the home is viewed the most, on every package, when the MLS has it

You handle

  • Pricing
  • Professional photos that meet our standards (you pay the photographer)
  • Showings, unless a lockbox is on the home
  • Negotiations
  • Signing the disclosures and attesting that the facts are accurate
  • Property questions

Professional photos that meet our listing standards are required, and you pay the photographer. At signup you choose: we schedule for you ($50 — we research the top photographers in your area), you schedule the photographer yourself, or you submit photos you already have for approval. Scheduling is included on Premier. The listing does not go live until photos are approved. AI photo polish is included on Preferred and Premier. On Essential it is an optional $49.99 upgrade and is not added unless you select it. A licensed agent reviews your details so the correct Florida addenda and disclosures are on the file. You sign them and remain responsible for accuracy. MLS setup is billed once at signup: $249 on Essential and Preferred. Premier has no setup fee. The $200 Supra deposit is separate, and it comes back when the box does.

Forms

Florida-approved documents, kept current.

Correct addenda and disclosures are part of the listing. A licensed agent reviews the listing documents before the home is live. They are the current Florida-approved versions. You complete them, and you sign them.

The property facts

A licensed agent reviews the facts you provide — house, condo, townhome, or land — and checks them against the forms this sale requires.

The current versions

The documents are the current Florida-approved versions, not a packet from last year.
